Ahead of the new academic year, the Yad2 website carried out a special survey of rental prices in leading cities in Israel that are home to academic institutions. Students who haven't found a place in the dormitories can choose where to live during the year in neighborhoods close to their educational facilities.
The survey analyzes rental prices of two- and three- room apartments this August compared to August last year. The data shows that in 18 out of the 26 neighborhoods surveyed, the prices went up in August. So, along with the economic difficulties that the pandemic has brought, this year students will also be paying more for accommodation.
Tel Aviv
Tel Aviv University is situated in the north of the city, in the neighborhood of Ramat Aviv. The rent for a three-room apartment rose in August 2020 by one percent compared to August 2019, up to NIS 6,058 on average. Rent for a two-room apartment in Ramat Aviv fell two percent to NIS 5,078.

There are many academic institutions in the city, and students can choose their preferred neighborhood and use public transportation. In the Florentin neighborhood, for example, the rent for three-room apartments rose to NIS 6,289 on average. The rent for two-room apartments did not change in August compared to 2019 - and is steady at around NIS 4,844.
In the Neve Avivim neighborhood, rent ranges from NIS 5,000 for a two-room apartment (a three percent rise compared to last year) and NIS 6,070 for a three-room apartment (a one percent drop on last year). In the Lev Tel Aviv neighborhood, renting a three-room apartment will set you back NIS 7,865 (a one percent drop compared to last year) and NIS 5,825 for a two-room apartment, the same as the year before.
The Yossi Avrahami company is building the VIEW project in the Neve Ofer neighborhood in Tel Aviv, near Florentin, a short walk from the Academic College of Tel Aviv-Yafo. The project, which is being built near the Green Line of the Light Rail, will have 100 apartments in two buildings, 11 and 14 stories tall, above a commercial floor and with private underground parking.
According to Yafa Sadan, VP of Marketing for the company, "the small apartments were bought at the beginning of the sale by investors and young families. These apartments are mostly rentals for students and roommates studying at the college. Now there are only five- and six-room apartments left, starting at NIS 3.39 million, and also garden flats and penthouses. The southern part of Tel Aviv is currently experiencing a resurgence, with full support of the Tel Aviv Municipality, which is investing a lot of resources in improving the area's infrastructure and public institutions."
Jerusalem
In Jerusalem there are many academic institutions, including the Hebrew University on Mount Scopus and the Hadassah Academic College in the center of town. The most expensive neighborhood of those surveyed was the center of town – where three-room apartments are rented out for NIS 5,722 a month, a rise of one percent compared to last year. Two-room apartments also saw an increase of one percent, rising to NIS 4,187. In the Rehavia neighborhood, however, there was a significant drop – with two-room apartments now four percent lower at an average of NIS 4,491 compared to NIS 4,664 the previous year. There was no change in price for three-room apartments, steady at NIS 6,051 a month.
In the French Hill, you can rent a two-room apartment for NIS 3,400 a month, a drop of two percent compared to the previous year, and a three-room apartment for NIS 4,124 - a drop of one-percent on last year. In the Beit Hakerem neighborhood, you can rent a two-room apartment for NIS 4,013 - a drop of one-percent compared to the previous year, and a three-room apartment for NIS 4,776 - a rise of two percent compared to the previous year.
In the Nachlaot neighborhood, it's the same as last year: NIS 4,009 for a two room apartment. A three-room apartment will set you back NIS 5,359 a month, a rise of three percent compared to the year before.
Haifa
Haifa has many internationally renowned academic institutions, including the Technion and Haifa University, which is situated on Mount Carmel in the heart of the Romema neighborhood. Haifa attracts students also thanks to the Gordon College of Education, the Shaanan Academic Religious Teachers' College, which trains teachers, and the National School of Practical Engineering in the Technion.
Rent in city either rose or remained unchanged in August in all neighborhoods, and in both types of apartments. The cheapest neighborhood for rentals in Haifa is Hadar, where three-room apartments are rented for NIS 2,065 a month - a rise of one percent compared to last year, and two-room apartments for NIS 2,147 - a rise of five percent.
Downton, you can rent a two-room apartment for NIS 1,866 a month - a rise of two percent compared to the previous year, and a three-room apartment for NIS 2,164 a month - a rise of two percent. In Ramot Remez, you can rent a two-room apartment for NIS 2,385 a month - a rise of two percent, and a three-room apartment for NIS 2,896 - a rise of five percent.
In the Neve Shaanan neighborhood, prices have remained steady. A two-room apartment there goes for NIS 2,430 a month, like last year. A three-room apartment is rented for NIS 2,978 - a modest rise of one percent.
If you'd like to rent an apartment in the Ziv neighborhood, you'll pay three percent more than the previous year for a two-room apartment, where the rental prices is NIS 2,559 a month, and three percent more for a three-room apartment, where the average rent price is now at NIS 3,158.
The Prashkovsky Group is building the suburban renewal project in Neve Shaanan, which is a short distance (400 meters) from the Technion and a five-minute bus ride to Haifa University. The project, built next to the future cable car station, will have 486 apartments in 10 towers of 15 and 9 stories. These will include 2, 3, 4, 5 and 6 room apartments, garden apartments, duplexes, mini-penthouses and penthouses.
According to Chaim Karadi, the CEO of Prashkovsky, "most of the apartments were bought at the beginning of the sale by parents of students attending institutions in Haifa. Regular three-room apartments start at NIS 1.485 million. Due to the pandemic there is a lot of demand among students for small garden apartments. We have three-room garden apartments that start at NIS 1.785. Among the larger apartments still on sale there are five and six rooms starting at NIS 2.08 and also garden apartments and penthouses."
Beer Sheva
Ben Gurion University in the Negev is situated in the Gimmel and Dalet neighborhoods of Beer Sheva. The rent for three-room apartments in these neighborhoods rose by three percent in August to NIS 2,355 (in Dalet) and to NIS 2,467 (in Gimmel). The rent for two-room apartments in Gimmel and Dalet in Beer Sheva remained unchanged - NIS 1,965 and NIS 1,945 a month.
The Oxford Tower project managed by Ewave Nadlan is a student living complex in Beer Sheva of 17 stories high with 180 apartments, designated mainly for students at Ben Gurion University and the Sami Shamoon College of Engineering.
The complex has 2-3 room apartments with an area of 45-48 square meters, and a balcony. Each apartment has two separate studios, enabling roommates to share together comfortably. The tower was constructed like a hotel and offers study and leisure rooms, a gym, a movie room, a laundry room, a club room, a cafeteria and other tenant services. The apartments are furnished, fully equipped and ready for tenants to move in.
Adjustments were made as a result of the pandemic, so that each floor can be divided into capsules with a common study room. Furthermore, a robust internet infrastructure was installed to make distance learning easier.
"Coronavirus forced us to reinvent the sphere of student rentals," sasys Asaf Kahaner, CEO of the marketing department in Ewave Nadlan. "We set up a virtual system to make apartment information more accessible, we allow cancellation of a transaction after the physical tour if the apartment is not suitable for the student's needs, and a delay to taking up residency is also possible if needed."
Herzliya
In Herzliya, where the Interdisciplinary Center is situation, the average rental prices is NIS 3,980 for a three-room apartment in the Gan Rashal neighborhood, NIS 4,786 in the city center and up to NIS 5,014 in the Green Herzliya neighborhood. Two-room apartments can fetch NIS 3,751 in Green Herzliya and NIS 3,813 in the city center.
Ramat Gan
Ramat Gan has numerous academic institutions, such as Bar Ilan University (between Ramat Gan and Givat Shmuel), Ramat Gan College, Beit Zvi, the College of Law and Business, the Shenkar College, and others. Rental accommodation in the city goes between NIS 4,085 a month for a three-room apartment in the Ramat Amidar neighborhood, to NIS 4,491in Neve Yehoshua. For two-room apartments the rent is between NIS 3,200-3,500 a month.
Eilat
In Eilat there is a branch of Ben Gurion University and a few colleges. The rent for a three-room apartment in the city is between NIS 3,200-3,400 in the Arava and Dekel neighborhoods, and for a two-room apartment between NIS 2,500-2,600 a month.
Ariel
Students at the Ariel University can rent a three-room apartment in the city for NIS 3,228 - a rise of two percent compared to the previous year, and NIS 2,474 for a two-room apartment - a rise of one percent compared to last year.
The Ram Aderet group is building the Aderet project in Ariel. The project will include 292 apartments, 80 percent of which will be marketed to those eligible for the government's Buyer's Price Program and 20 percent will be sold on the open market. Four-room apartments start at NIS 1.4 million, five-room apartments start at NIS 1.7 and there are also six-room apartments, garden apartments and penthouses available.
According to Tali Sharon, the VP of Marketing and Sales at Ram Aderet: "The project will be built near Ariel University. Currently, there are not enough apartments in Ariel to meet the demands of the student population, and many of them are forced to travel lengthy journeys every day to the University and back again. The student population in Ariel is slightly older compared to other universities in the country. Many of them are already married and even have families. Most of the apartments in the project are large and attractively priced compared to the center of the country, so I foresee that demand from young families and those looking to upgrade their homes will continue, as will it from investors, who can rent out flats to students and enjoy a nice return, as long as the rental prices in the city keep going up."
Kiryat Ono
The Ono Academic College is situated in Kiryat Ono. The rental prices in the Kiron neighborhood range between NIS 3,244 for a two-room apartment to NIS 3,9000 for a three-room apartment.

The Aura Israel group built the Aura dormitories in Kiryat Ono, which were designed to offer quality accommodation to students at all academic institutions in Israel who hold a valid student card. The dorm includes five stories of accommodation, which house 120 students in apartments for singles, roommates and couples. The mix of apartments in the project also include apartments accessible for handicapped students. Each floor will have common spaces that will include a club, gym, laundry room and more.
Rishon Lezion
The College of Management Academic Studies is situated in Rishon Lezion. In the Neot Ashalim neighborhood, you'll pay NIS 4,508 a month for a two-room apartment - a rise of one percent compared to 2019, when the rent was NIS 4,441. In the Neot Hashikma neighborhood, you'll pay NIS 4,144 a month for a two-room apartment, a rise of three percent compared to the previous year, where you paid NIS 4,042. In Kiryat Rishon, the rent is cheaper at NIS 3,776 a month for a two-room apartment, the same as the previous year.
Kiryat Shmona
North of Kiryat Shmona is the Academic and Technology College of Tel-Hai, in the Galilee panhandle. Students will be happy to hear that this year, rents in the area have not risen. You can rent a two-room apartment in Kiryat Shmona for NIS 1,822 a month, a drop of three percent compared to the previous year, where the rent stood at NIS 1,870 a month for a two-room apartment. In Metula the rent for a two-room apartment is NIS 2,109, compared to NIS 2,059 the previous year - a rise of just two percent.
